The Team is an active IT solution provider in property management industry in Hong Kong. Since Year 1998 when MTR was building its Lantau Airport Railway, a large number of new property developments were built on the land reclamations along the Railway line according to the great “Railway + Property” blueprint. The team founder introduced and applied IT technology in his daily work of property management in response to the strong demand for new property management model at those modern capitals of Hong Kong. New technology was brought forward to property management industry thereafter.

A comprehensive database management system, namely PM21, was developed to maintain datasets of property premises, rental, A/C & management fees, tenants and individual owners, occupants. Massive property premises and populations on Railway station developments at Tung Chung, Tsing Yi, Tai Kok Tsui, Kowloon West and Hong Kong Central are managed by the system with high efficiency and automation.

The Team was the original innovator in Hong Kong who broadly applied Octopus Card into property management. The System PM21 related and synthesized occupant’s validation, building entrance control, lift security, vehicle access control, instant payments, billing, clubhouse booking, parking toll etc. for concise and precise operations with high productivity and automation. The System was extended its automation functionality to peripheral building systems and devices such as car park gate barrier and lift access control systems. System PM21 facelifted the property managers’ reputation and substantially upgraded residents’ and occupants’ life convenience in their community.

Today, the System was extended to new railway extensions such as Tseung Kwan O, South Island Line and West Railway line. As time goes by, System PM21 is now highly reputable in property management industry in Hong Kong while a large proportion of trade practitioners are familiar with the on-hand operation of the System.

PM21TEAM Limited was founded in 2019 to inherit the knowledge, experience and technology of the pass success.
